Mapletree Logistics Trust - Overview

Overview

Mapletree Logistics Trust ("MapletreeLog") is the first Asia-focused logistics Real Estate Investment Trust (“REIT”) in Singapore. MapletreeLog is managed by Mapletree Logistics Trust Management Ltd ("Manager"), a wholly owned subsidiary of Mapletree Investments Pte Ltd.(“MIPL”). MIPL is also the Sponsor of MapletreeLog and is a wholly owned subsidiary by Temasek Holdings.

Our vision is to be the real estate partner of choice for logistics and distribution facilities across Asia. Our mission is to provide Unitholders with competitive total returns through regular distributions and growth in asset value. We do this by providing the following products and services:

a) Developing logistics parks / facilities and Build to Suit (“BTS”) as well as asset enhancing under-valued facilities to meet customers’ requirements;
b) Investing and offering a portfolio of completed logistics facilities through sales & leaseback or outright purchase of single and multi-tenanted facilities;
c) Follow-the-Client strategy for stickiness.

In countries where quality and quantity of logistics assets are not sufficient, our parent, MapletreeLog's Sponsor, Mapletree Investments Pte Ltd., ("MIPL") (either alone or in joint ventures) undertakes development of such facilities and markets and leases out these assets. These assets are offered to MapletreeLog on a right of first refusal basis.

Our customers are third party logistics operators (“3PLs”), distributors, retailers, end-users storage users, oil storage operators, air, land, sea freight forwarders etc.

A solid investment

MapletreeLog has been listed in the Singapore Exchange since July 2005. Its principal strategy is to invest in a diversified portfolio of income-producing logistics real estate and real estate-related assets. MapletreeLog offers investors the opportunity to benefit from the fast growing Asia-Pacific logistics sector while enjoying stable and regular distributions.

With a strong regional growth strategy in place, MapletreeLog offers good growth potential through investments in logistics properties across the Asia-Pacific region in countries with rising logistics activities, including Singapore, Malaysia, the PRC, Hong Kong, Thailand, Vietnam, India, Indonesia, the Philippines, South Korea and Japan.

MapletreeLog had an initial portfolio of 15 logistics assets in Singapore valued at $422.0 million (as at 31 May 2005). Since listing, MapletreeLog's portfolio size has increased by about seven times to over S$3 billion comprising 86 properties in Singapore, Hong Kong, China, Malaysia, Japan, South Korea and Vietnam as at 30 June 2010.
